Here is a Step by Step guide to prepare you to Buy a Home.

Step 1 PREPARE YOUR SELF

  1. Credit your Check. www.annualcreditreport.com
  2. Pay off any Collections.
  3. Pay Down Debt – Rule #1 get your balances close to 30%
  4. Make sure you have enough money for the down payment and closing costs.
  5. Gather your last 2 months of Paystubs Proof of income
  6. Make a List of your Assets.
  7. Gather your last to years of Tax Returns.
  8. Gather all documentation such as divorce decrees, death certificates, DD-214, VA Certificate of Eligibility
  9. Contact your CPA about Tax implications.
  10. Weigh the costs of Homeownership.

STEP 2 GET PRE-APPROVED

  1. Shop around for a Lender
  2. Get referrals from Friends and Family

STEP 3 THE SEARCH 

When searching for an area to purchase a home in, you should take into consideration the following;

  1. Location
  2. Area Amenities
  3. Community
  4. Access
  5. Demographics
  6. School District www.ccsd.net
  7. Crime Statistics www.LVMPD.com

STEP 4 OFFER & NEGOTIATIONS

Items to Understand in The Offer:

  1. Price
  2. Terms
  3. Dates
  4. Fees

STEP 5 DUE DILIGENCE

The Due Diligence Period is a pre-determined amount of time disclosed in the offer usually 10-12 days from acceptance date, to make sure that this home is everything you want it to be. It gives  time to do the following;

  1. Review the Preliminary Title Report
  2. Get a Home Inspection
  3. Review the Home Inspection Report
  4. Negotiate Repairs.... if needed
  5. Receive any and all documents pertaining to this home including Liens, Litigation, SID/LID Documents.
  6. Review the HOA Documents....... if there is an HOA
  7. Get a Pest Inspection......if a VA Home Loan
  8. Make sure this purchase is a sound investment for You!

STEP 6 FINAL LOAN APPROVAL & UNDERWRITING

  1. Appraisal & Review
  2. Updates to Documents
  3. Explanation and Corrections of Conditions
  4. Final Approval
  5. Clear to Close
  6. Closing Disclosure

STEP 7 CLOSING

  1. Settlement Statement
  2. Bring in Cash to Close
  3. Seller Signing Loan Documents
  4. Funding
  5. County Recordation
